The business was established in 1985 and serves Denver Metro area mostly, with a few other customers up and down the Front Range.  Over the years the business has changed hands to 4 different owners.  The service the business provides is an overlooked, but much needed maintenance HVAC service. The business is able to charge less for their services than what specialty Commercial HVAC companies would charge to do the same thing.

Organizational Structure/Staff Duties and Responsibilities:

There is a full-time tech in Colorado that does the filter work and some limited sales functions. Seller estimates he himself allocates approximately 5 to 6 hours per week on general operations/organizational duties for the business. There is a remote person that handles some admin/phone work.

Inventory & FFE:  The sale of business includes approximately $22,000 of Furniture/Fixtures/Equipment and $30,000 of Inventory.  A full list of FFE is detailed on the Schedule A.

Operational Location/Real Estate:   This business can be run out of the home, with the utilization of a storage space to store the filter inventory. However, the inventory is currently stored at a Storage Condo Unit that Seller purchased.  The Storage Condo Unit is for sale for $250,000.

The advantage of purchasing the Storage Condo is that the new owner would be strategically poised for to either grow the business, or have a shop all set up to used for adding on a full-service HVAC business.  With Colorado real estate prices forecasted to increase, you won’t be worried about rent increases when you own the real estate.

Training and Transition:  Complete training is included in the sale of the business. Seller estimates that the business is set up so that adequate training should be accomplished with approximately 2 to 3 weeks of training, however, transition can be modified pending the buyer’s specific needs. Additional operational assistance can be available on a consulting basis.

Financing:  The seller is willing to finance up to 50% of the list price of the business to a qualified buyer. The real estate is available for SBA Financing. The business may be a possibility.

Reason for Selling:  Seller is interested in divesting the business to free up cash for other pursuits in his current state of residence.
